Big things are rising from the site at Mill District, as crews kicked off 2023 by going vertical on Canopy – our first phase of market-rate residences.
Earlier this month, crews started pouring concrete for elevator shafts and stairwells in the southernmost of the Canopy buildings. As of today, this feature is nearly 30 feet tall. Over the course of the next 4-6 weeks, two similar monoliths will climb skyward, as well.
We continue to make progress underground, too. Inside the garage, under the concrete cap that sits on top (they call it a “podium deck”), subcontractors are tackling plumbing, electrical, and a bunch of other work. Put differently, at a time when many other construction projects in the region had to cease operations due to consecutive rainstorms, Mill District had 40 to 50 people working away out of site and dry.
The rain also has helped Mill District test its stormwater mitigation efforts. As part of the environmental impact assessment that we conducted with the City of Healdsburg, we agreed to put plans in place to make sure that all stormwater runoff from the Mill District site remained was being discharged from our site at acceptable levels to protect the surrounding environment. Our environmental consultants worked over time on many days to achieve the required standards.
Harrington noted that one of the big reasons for this was hydro-seeding—an attempt to seed dirt mounds so grass grows and prevents runoff.
“This explains why dirt on the site is covered with grass—it’s a concerted effort to be more eco-friendly,” Harrington said. “We took that mitigation project seriously from the start, so it was really good to see that all of our planning worked well.”
More evolution and changes are imminent at Mill District in the next few weeks. As the elevator cores and stairwells take shape across all the Canopy buildings, crews will begin receiving shipments of steel beams and using those beams to erect the bones of each building. This is always a major milestone in the construction of our multistory buildings.
